Fall Is Secretly the Best Time to Rent in DFW — Here's How to Cash In

Everybody moves in summer but, here's the thing nobody tells you: fewer people are apartment hunting in the fall, which means communities across Dallas-Fort Worth start sweetening the deal to fill vacancies before the holidays. If you can be flexible on timing, this is your window. Here's how to actually take advantage of it.
Ask about concessions
Fall is concession season. We're talking four to six weeks free (even up to 10 weeks free in some places), waived admin and app fees, reduced deposits, sometimes a gift card just for signing. The catch? A lot of these never make it onto the apartment websites. The community knows what it can offer to hit its end-of-year occupancy goal, and that number moves week to week.
When apartments.com says $1,200 but you call and it's actually $1,600 — that gap goes both ways. Sometimes the real, updated number is lower than what's posted, once concessions are baked in. Always ask what specials are running this week.
Get flexible with move-in date and watch the price drop

If a unit's been sitting empty, every extra day costs the community money. Being able to move in now
rather than "sometime next month" is genuinely valuable to them — and it's leverage for you. Flexibility is the cheapest negotiating chip you have.
Look one neighborhood over
The move most renters skip: widening the map. The difference between a "hot" DFW neighborhood and the perfectly good one right next to it can be a few hundred bucks a month for basically the same commute, the same square footage, and the same in-unit laundry. Fall is a great time to compare across a couple of areas instead of locking onto the first ZIP code you liked.
Or — let us do the digging for you

Here's the part that makes all of this easier: you don't have to call twenty leasing offices yourself.
That's literally our whole job. Dwell is a licensed apartment-locator brokerage, and we work all of DFW — 100% of the market, not just what's easy for us. We know which communities are running real concessions this week, which "deals" aren't actually deals, and where your budget stretches furthest.
And it's free.
